TurboTenant vs Avail vs Innago: what each one costs you and your tenants

All three are free for the landlord to start. The differences are in what your tenants pay to pay rent and apply, and what you unlock by upgrading. Here is one table with every published number, checked on each vendor's own pages in October 2026.

On this page

TurboTenant, Avail, and Innago are all free for the landlord to start. Where they differ is what your tenants pay. TurboTenant Free charges a tenant $2 per bank payment, Avail’s free plan charges $2.50, and Innago’s FAQ lists $2. TurboTenant and Avail sell an upgrade that drops the bank fee. Innago lets you absorb its payment fees yourself instead.

We read each vendor’s own pricing and help pages on October 16, 2026. Where a vendor does not publish a number, the table says “not published” instead of filling in a figure from a review site. Prices move, so check the vendor’s page before you decide.

How the upgrade math works

If your tenants pay by bank every month, the bank fee is the number to watch. Both TurboTenant and Avail let you buy it away, but they price that differently.

TurboTenant Pro is a flat $199 a year for up to 10 units. That is about $16.58 a month. Avail Unlimited Plus is $9 a unit each month, so it is $18 a month at 2 units, $45 at 5, and $90 at 10. Past one unit, TurboTenant Pro is the cheaper way to waive the tenant’s bank fee.

Now flip it around and look at what your tenants pay if you stay free. Ten tenants paying by bank every month cost them $240 a year on TurboTenant Free and $300 on Avail Unlimited. You do not see that money on your bill. They see it on their bank statement.

Card fees do not go away on any plan of either tool. At 3.49% or 3.5%, a tenant putting $1,500 rent on a card pays about $52 extra that month. TurboTenant’s help center lists card payments among its Essentials features, so confirm your plan takes cards at all before you tell tenants they can use one.

Where each one fits

  • TurboTenant suits a landlord who wants a free start and expects to upgrade once. The paid tiers are cheap for small portfolios, but they renew yearly, so you commit for twelve months.
  • Avail suits a landlord with one or two units who wants state-specific leases and e-sign without paying anything. The per-unit Plus price adds up quickly past a handful of doors.
  • Innago suits a landlord who wants free software and is willing to cover the payment fees to keep them off the tenant. Its fees sit in the FAQ rather than on the pricing page, so read that page before you sign up. At $2 a bank payment, absorbing the fee on 10 units costs you $240 a year.

When LeaseRooster fits instead

LeaseRooster is not free past 3 units, so it will not win on the landlord’s bill at 10 units. It costs more than any free plan here and more than TurboTenant Pro. What it changes is the tenant’s side:

  • No tenant fee to pay rent, by bank or by card. Rent goes straight to your own Stripe account and LeaseRooster never holds it. Stripe’s processing fee comes out of your account at its published rate: 0.8% capped at $5 for a bank payment, 2.9% plus 30 cents for a card. See how online rent collection works.
  • No screening markup. LeaseRooster does not sell screening reports. You run checks through your own screening company and attach the report to the application.
  • E-sign on every paid plan. Solo includes 5 envelopes a month, and extra envelopes come in packs of 4 for $10.

Starter is free for up to 3 units, without online rent. Solo is $39 a month for up to 25 units and Growth is $79 for up to 100. If the bank fee on your tenants’ statements is the part that bothers you, that is the trade. Full details are on the pricing page.
