Screen applicants without losing the paper trail
You run the check through a screening provider you already trust. The report, the criteria you measured it against, and the decision you made all live on the application, so you can show your work later.
Your provider runs the check, we keep the record
Screening is the one part of the rental where handing an applicant off to a specialist is the right call. Your provider collects the applicant’s authorization and their Social Security number directly, so that information never passes through LeaseRooster. When the report comes back, you upload it to the application.
- Works with Checkr Tenant, TransUnion SmartMove, RentPrep, or any provider you already use
- The provider handles the applicant’s authorization and the report itself
- No Social Security numbers or dates of birth in LeaseRooster
- Credit, criminal, and eviction reports all stored on the application
Measure every applicant the same way
Set your criteria once: minimum income, credit score, eviction history, whatever you screen on. Every uploaded report is measured against the same saved standard, and the application shows whether it meets them, misses them, or needs a closer look.
- Criteria saved per company or per property
- Meets, does not meet, or needs review on every report
- The criteria in force are snapshotted with the decision
- LeaseRooster never approves or denies for you
The rules that trip landlords up, built in
Applying different standards to different applicants is how fair-housing complaints start. Saved criteria applied to everyone is the defense. In California cities with fair-chance ordinances, criminal history is held back from the initial review, because those ordinances say it has to be.
- The same criteria applied to every applicant on a property
- Criminal history suppressed where a local fair-chance ordinance requires it
- Application fees checked against the California §1950.6 cap
- Denials point you at your own obligations under federal law
What screening covers
LeaseRooster is where the report and the decision live. The check itself runs at your provider, which is what keeps the applicant’s sensitive information out of our hands.
Provider guidance built in
Screening settings walk through running a check with Checkr Tenant or TransUnion SmartMove, including what each one costs and who pays. Prices are the provider’s and can change.
Report upload
Upload the finished report as a PDF or an image. It attaches to the application, and the file itself is stored encrypted.
Saved criteria
Define what you screen on once. Criteria can be set company-wide or tightened for a specific property.
Match result, not a verdict
Every report gets a meets, does not meet, or needs review result against your criteria. The decision stays yours. Nothing is automatic.
No Social Security numbers
Applicants give their Social Security number to the screening provider, never to LeaseRooster. There is no field for it and nowhere for it to be stored.
A record you can show
The report, the criteria in force at the time, and the decision are kept together on the application, which is what you need if a denial is ever questioned.
