Do I need a local property manager if I live out of state?

Not necessarily. Many out-of-state landlords self-manage using online tools for rent, communication, and document storage, and a trusted local contact for physical visits.

Can I screen and sign a new tenant entirely remotely?

Yes. Applications come in through the portal, screening reports are reviewed in-app, and lease generation and e-signature mean both parties sign from wherever they are.

Can I use LeaseRooster for properties in multiple states?

Yes. One account covers all your properties regardless of state. Upload each property's lease and LeaseRooster handles the e-signature, deposit tracking, and rent ledger no matter where the property sits.

Out-of-state landlords

Manage rental properties remotely

Distance does not have to mean hiring a property manager. A good online system replaces most of what a property manager does day to day. LeaseRooster puts rent, repairs, leases, and communication in one place you can reach from anywhere.

Tenant portal

Rent, repairs, and messages

Tenants handle routine interactions through the portal. You get notified; you do not need to be reachable by phone.

Remote rent collection

Online, with autopay

Tenants pay ACH or card. Funds go to your bank. You get a notification, not a check to deposit.

Vendor coordination

Work orders assigned remotely

Tenants submit repair requests with photos. You assign a local vendor and track the work without visiting.

Electronic leasing

Sign from anywhere

Draft, send, and countersign leases electronically. No in-person signing or notary required for standard residential leases.

Document vault

Cloud-based, searchable

Leases, receipts, inspection reports, and notices in one place. No local filing cabinet required.

Scheduling

Remote booking for showings and inspections

Let prospects or your local contact book a showing time without calling you. Inspection appointments managed the same way.

How LeaseRooster helps

Online rent collection means you never wait for a check to arrive in the mail.

Tenant portal reduces the volume of direct contact: most routine questions are handled there.

Remote lease signing lets you complete a new lease or renewal without traveling to the property.

Work order tracking gives you visibility on maintenance without needing to be on-site.

Condition reports with timestamped photos document the unit at move-in and move-out, even when you are not there for either.

Accounting and per-property ledger keep your numbers organized even with properties in multiple states.

Message threads keep all tenant communication in writing and in one searchable place.
